New Ordinance Overview

Important Notice: New short-term rental regulations will take effect January 1, 2025.

The City of Mission is implementing new regulations for short-term rental properties through Chapter 675 of the Municipal Code. This ordinance aims to:

  • Ensure the health, safety, and welfare of short-term rental occupants
  • Protect neighborhood character and quality of life
  • Balance preservation of existing housing stock
  • Limit potential nuisances created by short-term rentals
  • Promote affordable housing

Applicability

These regulations apply to all properties rented for 28 consecutive days or less, including:

  • Single-family dwellings
  • Units in owner-occupied dwellings
  • Multi-family dwelling units
  • Dwelling units in commercial buildings

  • Anyone who rents out a dwelling or dwelling unit as a STR must first submit an
    application and obtain a license from the City.
  • Establishment of a license fee of $500 for each STR property.
  • Requirements that STRs must be for a minimum stay of two nights.

    would allow third-party (non-renting) guests to attend.
  • Occupancy for any STR is limited to two adults per bedroom and no more than
    ten (10) individuals total in the dwelling.

  • A STR owner cannot hold more than two (2) licenses. Owners possessing more
    than two STR properties at the time the ordinance takes effect would be
    grandfathered in accordance with specific provisions included in the ordinance.
  • The number of STR dwelling units per property is limited based on the
    underlying zoning of the property.
