(Roe and Johnson Drive) - The project includes nearly 570,000 sq. ft. of mixed-use development. Over the past summer, the focus was on site work to prepare for construction including bringing electrical power to the site, realigning a sanitary sewer line, and making water line connections. The project is composed of the following components. 

Gateway Project Detail

Cinergy - A 90,000 sq. ft. entertainment venue that will include a 10-screen movie theater complex, a 16-lane bowling alley, escape rooms, an elevated rope course with zip lines, and a game floor with 100 interactive games. Final grading of the site has been completed, foundation footings have been installed and the concrete floor has been poured. The steel frame is constructed and walls are up. The building is expected to be completed with a "soft" opening around mid-September 2020.

Parking Structure - The parking structure will have four levels, including the ground floor, with 1,098 covered parking spaces. Installation of the 787 floor and wall panels will begin this month. Lower level parking and access drives associated with Cinergy's parking demand will be completed prior to September 1, 2020. Element Hotel - The Marriott hotel will have 202 rooms in seven stories with an indoor pool, breakfast bar, and meeting spaces. The hotel will be located at the northeast corner of Shawnee-Mission Parkway and Roeland Drive. Review of Review of construction documents for the Element hotel has been completed and a permit for footings and foundation work released.  Construction is expected to begin in June 2020. Apartments and Small Shops - Three four-story builidngs with 169 one- and two-bedroom apartment units are planned above 54,000 sq. ft. of ground-floor retail. The apartments and retail will be located at the southeast corner of Johnson Drive and Roeland Drive. A structural analysis of the work that has been done to date on the apartment buildings and small shops is underway right now. Construction is expected June 2020. Food Hall- The food hall will be two stories, 40,000 sq. ft. on Johnson Drive, just west of Roe Avenue. The food hall will include a 7,000 sq. ft. sit-down restaurant and a general dining hall with 14 food stalls offering culinary experiences from local chefs. A market and florist is also planned as well as an outdoor area for games and small concerts. The food hall will be curated by Tom Colicchio of the Food Network. The architecture firm NSPJ has been selected along with MG2 as the designers of the food hall. Work is expected to begin in summer 2020, and completed by late 2021.

Office Building - The office building will be three stories, 76,500 sq. ft., adjacent to Shawnee Mission Parkway. The Planning Commission has approved final design concepts and construction is expected to begin in August 2020.

Mission Trails Rendering 2018

The Locale  (Formerly known as Mission Trails - 6201 Johnson Drive) - Construction is ongoing. Construction of the parking garage is substantially complete. Work on the apartment interiors is underway. The project is a multi-family/mixed-use project by EPC Real Estate Group. Designed to match the city’s mission architectural style. The project developer is EPC Real Estate Group. Leasing is expected to begin in the early fall of 2020.

The project will include: 
  • 200 luxury apartments with interior courtyard and balconies
  • 5,000 ground level restaurant space with large exterior courtyard facing the street.
  • A multi-story parking garage with 50 spaces of public parking on the ground level.

Tidal Wave Single Story RenderingTidal Wave Auto Spa (6501 Johnson Drive) - The Tidal Wave Auto Wash located at the site of the former Valero station, will include two buildings - a car wash tunnel located on the southern portion of the site, and a vacuum bay fronting Johnson Drive. The site owner has completed the majority of demolition of the previously existing building. Construction is anticipated to be completed in 9 months and will begin soon.
Martway Apartment Project
 (6005-6045 Martway) - After revisions, the Martway Mixed Use Development Preliminary Site Plan was approved in April 2018. The approved mixed use project contains first floor retail with 3 stories of apartments above with approximately 90 units. The developer has not submitted a Final Site Development Plan to the City, and there has not been any construction activity. The developer has made attempts to sell the project and land.

Rockcreek Brewing Co.
 (5880 Beverly) - The Special Use Permit was approved in August 2018. The building formerly housed Run Rite Automotive. Planning and design are underway, with an anticipated opening of spring 2020.
